This mixed-use development is a combination of new construction and
adaptive re-use of four historic buildings. The building consists of 108
condominium units, a fitness center, a 140-space private parking garage
and 22,000 SF of ground level retail. Bala provided the mechanical, electrical and plumbing services for the building’s construction.
A 3 hour fire rated transfer slab separates the residential floors from the retail and garage spaces. The condominium unit floors form a “U” shape, with a landscaped courtyard with fireplace, water feature and
garden areas in the center.
The base building retail space was designed as shell space for future fit-out as the spaces are leased. One of the tenant spaces was intended
for a full service restaurant and as such, chases were provided through the upper levels of the building. Exhaust and make-up air ductwork for
this space was included in the design to eliminate the requirement for future installation on the residential floors.
Since there is limited City water pressure available in this area, the building includes both a fire pump, fed by a dedicated electric service lateral and separate BGE meter from the 480 volt BGE transformer, as well as a domestic water booster system. The parking garage area is enclosed on one side by the retail space and below grade on the other side. A complete garage ventilation system controlled by carbon monoxide monitors was provided.
