Located in the heart of Cambridge's innovation district, Kendall Square, this 19-story, mixed-use office building is the new headquarters for Akamai. With highly energy-efficient building systems and water use reduction methods, the project achieved LEED Platinum for Core and Shell Development version 4 (LEED-CSv4), the first building in the Northeast to achieve this advanced certification.
An existing four-story office building was demolished to make way for this newly constructed building which features retail, office, and parking. Bala designed the core and shell building with active chilled beams, high efficiency chillers, an energy recovery system for the chilled beams, gas-fired condensing boilers, variable speed drives for pumps and fans and rainwater harvesting tank for irrigation/cooling tower make-up water. Ample natural lighting is brought to indoor spaces by the building’s glass facade.
The telecommunications and security design services included the latest in cabling technology. Bala designed and specified the access control system, surveillance system (including network video recording equipment), and the security communication system for the base building.
