Brandywine Realty Trust converted their building at 3000 Market into a life science facility including office and research laboratory space. Bala performed the core and shell MEP/FP services for the building.
Bala evaluated the building for multiple program components including, but not limited to, a single use tenant, a multi tenant use, full lab occupancy and incubator use. Capacity evaluations included multiple mechanical systems, power requirements, plumbing services and generation options. Bala then worked with a basis of design to ensure the utility providers could provide sufficient services and capacities. The final building design was a core and shell deliverable which can be flexible for lease to a variety of life science tenants.
