As part of the Dobbs Ferry downtown business district revitalization efforts, 66 Main Street is a 16-unit, 4-story residential development with first-floor retail space. The modern design and upgraded amenities are meant to attract young adults and new families.
Bala has provided structural engineering services for the new 4-story, 24,000 SF, mixed-use building located at 66 Main Street in Dobbs Ferry, New York. This project contains retail storefront on the lower level, which continues to bring new life to the revitalization of the Dobbs Ferry District. Residents can park beneath the rear portion of the building before entering the residential space built above the retail. Upper residential apartments include an exterior roof patio overlooking Main Street.
The structure chosen for this building was wood framed bearing walls supporting wood roof trusses and wood composite floor joists. This economical structure was lighter weight than conventional methods and permitted the residential to be built over a steel and concrete podium separating the retail space below. Conventional concrete spread footings and basement walls made for quick construction on the sloping project site.
