As the first new office building constructed in King of Prussia in nearly a decade, 933 First Avenue is meeting the demands for more office space in the suburbs of Philadelphia. Bala was chosen to do complete the core and shell and tenant improvements for this project.
Bala worked with both Brandywine Realty Trust (BRT) as the developer and GeoBlue as the tenant to complete the design of 933 First Avenue.
The core and shell is a 4-story, 115,000 square foot, Class A office building and achieved LEED Silver Certification. This was achieved via rooftop units, modeling efforts and assembling tenant requirements to control construction costs. The modeling effort was also used to analyze and optimize the envelope. Low flow fixtures were utilized to gain WE credits.
