First constructed in 1925 as the headquarters for the bank, Liberty Title and Trust Company, this 21-story, historic building was acquired by Marriott and completely renovated to create a new comfortable hotel that mixes the old with the new. Bala was chosen to perform the full mechanical, electrical, plumbing and fire protection design services for this adaptive-reuse project.
Having been abandoned for many years, this adaptive-reuse of the 120,000 SF building located at 101 North Broad Street required all new mechanical, electrical, plumbing and fire protection (MEP/FP) systems.
Bala’s project team provided the design services for the renovation, which included amenities such as dining, a fitness center and lounge.
Bala designed a new water source heat pump (WSHP) system to provide condenser water to vertically stacked heat pumps in each room. There is also a central domestic, high-efficiency hot water system that services the entire hotel and the building was retro-fitted with a new 13.2 high tension electrical service and new emergency generator.
