Real estate investment company, Equus Capital Partners, developed a new 378,000 SF, Class A office building at Ellis Preserve. AmeriHealth Caritas is occupying the full space and Bala was chosen to do the core and shell services and tenant improvements.
The floor plates require two sets of MEP infrastructure rooms on each floor. The mechanical system consists of two dedicated outside air makeup units for ventilation to the spaces. Water cooled DX, floor by floor VAV air handlers on each floor.
The electrical distribution consists of a medium voltage feed (33kV) into an MV switch, which then feeds two 33kV to 480V HT transformers, which then feed two 4,000 amp 480 volt switchboards. The switchboards then feed the electrical closets via two 3200 amps bus duct risers.
The facility has a diesel fire pump and a domestic water booster pump.
