Senior living developer, Capitol Seniors Housing, developed this 69,000
square foot assisted living and memory care facility in New Jersey. Bala
provided structural design services for the new build.
The lifecare facility is three stories with 85 units including memory care units. The facility features a private and shared suite, a theater, common ares, wellness center and a dining area.
The building structure is supported on reinforced concrete shallow spread footing foundations. Heavy gauge 8” interior metal stud and 6” exterior metal stud bearing walls, including steel tube column and beam headers sized to fit within the bearing wall construction, support 10” precast hollow core planks with 2” concrete topping slabs that span up to 35’-0” clear. Built up structural beam headers are upset into the
plane of the concrete plank to minimize soffits around the structure and maximize client desired clear ceiling heights throughout the building. The roof construction consists of prefabricated, mansard-style, wood trusses. Heavy gauge metal stud shear walls serve as the main lateral force resisting system for the structure.
Other unique features for the structure consist of a roof terrace area, a heavy timber porte cochere and covered walkway framing, monumental stair framing and support for smoke screens around the two story atrium at the main entrance.
