Brandywine Realty Trust converteted approximately 122,000 SF of office space into laboratory space within the Cira Centre. The new space includes a combination of wet chemistry and biological research laboratories, conference and office spaces to serve multiple life science clients. Laboratory spaces are comprised of individual suites as well as incubator space to accommodate smaller, startup type companies.
Bala initially evaluated the building for multiple program components, then undertook the redesign of MEP infrastructure to facilitate the laboratory space conversion, followed by fit-outs for multiple floorsof the initial two floors. Core and shell components were altered to accommodate increased power requirements, emergency power availability, water and sanitary for lab waste, as well as makeup and exhaust air upgrades.
Bala provided a modular MEP design that allows for movement of available system capacity between the various floors, allowing flexibility for future modifications or needs.
