Research Triangle Park - Master Plan Upgrade (88,000 SF)

The client currently occupies 50,000 RSF of office and lab spaces in one building (100% of the available tenant space), and 33,000 RSF in the second building (approximately 75% of the available tenant space).

For the project, Bala initially provided Facility Condition Assessment and Master Planning services. After completion of the initial assessments, multiple projects have been completed in fulfillment of the master plan, including upgrades to Sequencer Lab, GMP RNA Lab spaces, building connector, office renovations, lighting upgrades for the entire occupied spaces, and Lab Suite 185 humidification upgrade.

In addition, Bala developed a 3-D Revit model of the MEP systems for the main building utilized three dimensional scans of the building infrastructure to document
current as-built conditions. These files are now updated continuously

Client Interiors
The building includes 20% of lab space (116,000 SF) with the remainder as office space (464,000 SF). The new space includes biosafety level (BL2) wet laboratory spaces, ISO 8 and ISO 9 GMP Laboratories, open and enclosed
office spaces, conference and meeting areas, a 25,000 SF conference center floor, 25,000 SF kitchen and dining floor and a 5,000 SF fitness center.

Bala designed HVAC systems to support BL2 wet lab and GMP lab spaces, as well as lab exhaust systems and makeup air systems. Additional features include a dedicated 2,000kW generator for standby loads and load shedding. The building will use zero natural gas during summer months with heating systems entirely reliant on the electrical power grid. Lab specific MEP systems include a dedicated hot water system, pure water system, ROI systems, dedicated vacuum system, as well as dedicated compressed lab air system.

Technology Services
Technology includes telecommunications, security, and audio-visual systems to support the lab space, office environment, conference center, amenity spaces, and a 4-operator global security command center.
