Four Seasons Hotel & Residences

Bala was chosen to perform mechanical, electrical, plumbing, and fire protection engineering services for the addition of luxury condominiums on eight floors of the existing hotel.  Construction was designed to be accomplished in two phases: the first, a core/shell construction package; and the second, a fit out package.

During the construction of the project, the owner decided to add another level the construction.  Level 29 was added, and a high end restaurant was incorporated.  This required the complete redesign of the Penthouse Mechanical Room as Level 30 had a smaller footprint than the original design and the mechanical, electrical, and plumbing loads associated with the restaurant needed to be incorporated.
