This accredited Continuing Care Retirement Community (CCRC) that occupies over 200 acres across two campuses is completing a series of additions and renovations to their existing facility. Bala was chosen to perform the mechanical, electrical, plumbing, fire protection, structural and technology design services for the project in a phased approach.
The Main Building renovations include a new outdoor patio and grille area and main building entrance, 18,000 SF for the kitchen, library, lounge, new bistro, formal dining and private dining spaces, 6,000 SF for the computer room, art studio and meeting rooms, 6,000 SF fitness studio and an 8,500 SF new pool facility addition. The project also includes new MEP/FP systems, including a new chiller plant and Air Handling Units, and a new generator. In the Haddon Court building, there will be a 1,500 SF renovation for new isolation rooms. The Woolman Residence renovation consists of 20,000 SF across three floors, requiring all new HVAC systems. In the Haddon Commons, renovations consist of 7,000 SF over two floors of common spaces.
Lighting Design
Bala is providing the lighting design for the dining terrace, dining and community building, parking lot, and fitness and pool addition.
Technology
The technology design includes network structured cabling, location and design of new IT spaces, WiFi heat mapping, planning and rerouting of main incoming Internet circuit, parking lot video surveillance, access control and audiovisual including wireless microphones and assisted listening.
Structural
The structural scope of work includes new roof framing, foundation retaining walls, exterior slabs on grade, removing existing structured mezzanines, providing support, steel dunnage and platforms for mechanical equipment, roof dormer structures for mechanical equipment penetrations, slab on grade trenching and infill for plumbing utilities, porte cochere structure and cantilevered canopy at the main entrance, infill of an existing pool and a single-story pool addition to the existing building. Bala also confirmed reuse of existing trellis foundations and provided support for cantilevered umbrellas.
